Tax Authority to Reassess Real Estate

KRALENDIJK - The Caribbean Netherlands Tax Authority will have real estate appraised on Bonaire, Sint Eustatius and Saba in the coming period for property tax purposes from 2026 through 2030.

The appraisals are necessary because the value of real property is reassessed every five years for property tax assessment purposes. The reference date for the new valuation is January 1, 2026.

Independent appraisers at work

Independent, certified appraisers will carry out the work on behalf of the Tax Authority. They determine the value of commercial buildings, hotels, educational and healthcare institutions, utilities and similar properties.

The appraisers work from public roads and use visual observation. They supplement their observations with data from the land registry, building information and other public sources.

No access to buildings

The Tax Authority emphasizes that the appraisers will not request access to homes, buildings or premises. The work takes place without prior notice or contact with owners or users of the real estate.

The appraisers can identify themselves with valid identification. All collected data will be treated strictly confidentially.

Regular valuation process

The appraisals are part of the regular valuation process for correct and transparent tax assessment. "The valuation is solely intended for determining property value for tax purposes," the Tax Authority states. This is explicitly not about inspection or enforcement.
