KRALENDIJK - The Executive Council of Bonaire will present a detailed proposal for the new Housing Ordinance to the Island Council in the second quarter of 2025. Residents can still provide their feedback on the plans until April 30, which are primarily aimed at making affordable housing more accessible to people with a social connection to the island.
The core of the ordinance is that people who have a demonstrable connection to Bonaire will be given priority when purchasing homes up to $533,750. This amount is based on 175% of the current mortgage guarantee of $305,000.
To qualify for this priority scheme, specific conditions must be met. For example, someone must have lived on the island for at least five continuous years in the past ten years. The definition of ‘island children’ will also be considered when determining the social connection.
Concerns
Consultations with stakeholders have revealed several concerns. The price ceiling is perceived by the market as too high. There is also still uncertainty about the maximum selling period and the application of the ordinance in areas with mixed land use.
Commissioner Anjelica Cicilia emphasizes that there have been few responses from the population so far. “Do you have any points of concern or suggestions? Let us know so they can still be included in the further development of the conditions,” said Cicilia.
For homes above the established price ceiling, the free market will remain the guiding principle. The ordinance primarily focuses on areas designated for residential use.
